Important Info
Driveway
Our driveway is gravel and fairly steep for the first 100 feet, so a 4-wheel drive vehicle is required when pulling the RV to the site. Please be mindful of the length of your RV as well. RVs over 38 feet, may have difficulty. We are happy to do a video call with you if you would like to take a “tour” of the property.
RV Size
The gravel area for the RV is 80 feet long by 16 feet wide, so you will have plenty of space for parking. RVs longer than 38 feet may have difficulty getting up the driveway due to the angle and grade of the entrance, however, you are welcome to call us or come out to discuss a larger rig. We also have videos we can share with you.
Neighbors
The site is surrounded by our 6+ wooded acres, so you will have peace, quiet, and privacy. Our home is also on the property down the hill, about 200 feet. You may see us or our little pup from time to time.
Animals
We have a small dog, and welcome your fur babies too! We only ask that they are well-behaved. Our property is a rural, wooded area, so you will see lots of East Tennesse wildlife like deer, raccoons, foxes, and birds. Some of the neighbors’ pets like to sneak onto our property occasionally, but don’t worry, they are more scared of you than you are of them!
Stay duration
Our site is intended to be a temporary home away from home. We offer monthly stays up to 3 consecutive months. Extended stays past 3 months may be considered.
FAQs
Below you’ll find some common questions and important things to know about our property. To see our full rental agreement, just ask and we will be happy to provide you with a copy.
is the site available only to medical professionals only?
Yes. We are currently only taking reservations from healthcare professionals with a temporary assignment in the area. Proof of contract with your place of work will be required to make the reservation.
Can I have company at the site?
To maintain security of the property, we ask that you please notify us of any visitors that may come onto the property and any overnight visitors. Visitors may not stay overnight longer than two (2) nights without prior approval from us.
What fire guidelines do you have?
We have a charcoal grill available to use in the picnic area and you are welcome to use your own grill in the gravel area of the site. Open flame fires are only permissible in the provided fire pit. Please be aware of any fire ban in effect and do not leave fires unattended. You may use the provided water hose to put out fires once you are finished using the fire pit.
Are utilities included?
Yes! Water, electricity, sewer, and internet are included in the fee. However, we reserve the right to charge for any excessive or wasteful use of water or electricity. We will collect trash weekly.
What will I need to provide to make a reservation?
We will ask for the following items:
- Check-in & check-out dates
- Signed rental agreement
- Proof of contract with a place of work
- RV type and size
- Photo ID of everyone staying in the RV
- Reservation deposit to secure the dates.
Can I receive mail at the address?
No, you may not use our address for mailing. If you need to receive mail or packages, there is a UPS store 7 minutes from our site that offers mailbox services, as well as a Post Office 5 minutes away. https://www.theupsstore.com/mailboxes
Is there a QUIET time?
Yes! Quiet time is between 11pm and 8am. Tenants must keep noise at an acceptable level. RV-ers may be asked to leave the property for causing any sort of nuisance related to noise levels or any another type of disturbance.
When is payment due?
A refundable deposit in the amount of $500 at the time of the reservation will hold your dates and serve as a security deposit. The deposit will be refunded at the end of the stay once all property has been removed and if there are no damages to the property.
The first month’s rent is due 48 hours prior to moving in and thereafter, on the date of move-in each month. Anything less than 30 days will be charged the daily rate.
